The village of Rugby, established in the 1880s, is a living community and a historic site that is preserving the story of the English families who attempted a cooperative enterprise on the Cumberland Plateau. History, Highways, and Haunts, LLC has partnered with Historic Rugby, Inc. to offer visitors “after dark” tours of this historic location.

Want to make your private paranormal investigation a true overnight investigation? We have limited dates available throughout the year where you can investigate the village and stay overnight in one of Rugby's beautiful homes. This option is only available at the dates shown below.

Private Paranormal Investigation - 6.5 hours, lodging included:

Your group will have guided access to at least 4 of the historic structures in Rugby: The Thomas Hughes Library, Kingstone Lisle, The Rugby Schoolhouse, and Uffington house.

You can investigate the grounds around these buildings as well during your scheduled investigation time.

Your group will also have sleeping accommodation at your choice of Newbury House, Percy Cottage or Pioneer Cottage. Availability of houses will be based on the date that you choose.

Your investigation hours will be from 8:30pm EST to 3:00am EST. You can investigate longer inside whichever house in which you book for lodging.

The buildings for investigations are not climate controlled, so dress accordingly for the forecasted weather on your investigation night. The house in which you will be lodging is climate controlled.

Cost: The cost for this investigation varies depending on the house in which you and your team choose to sleep. There is a $100 non-refundable deposit required; the reminder is to be paid IN CASH when you arrrive.

Newbury House: $1000 (plus 9.25% sales tax and 5% lodging tax for both the investigation and the lodging = $1,117.50 total)

Percy Cottage: $750 (plus 9.25% sales tax and 5% lodging tax for both the investigation and the lodging = $831.88 total)

Pioneer Cottage: $750 (plus 9.25% sales tax and 5% lodging tax for both the investigation and the lodging = $831.88 total)

Bookings are for professional paranormal teams/individuals and spots cannot be individually re-sold for that team’s profit.

Your investigation cannot be billed as an event.

Is the tour on Eastern Standard Time?Yes.

Is there a minimum number of "tickets sold" for the tour to depart?A minimum of 3 paying tour guests is required for either of the tours to depart. If this minimum is not met, your payment will be refunded.

Is there a dress code for this tour?This is a walking tour of the historic village of Rugby, and closed toe shoes are highly encouraged. Portions of the tour are guided over grassy terrain, gravel, and uneven surfaces. Guests assume all responsibility for their ability to navigate this walk.

What is prohibited on this tour?Open flames of any type; drugs; alcohol; fireworks; beer; wine; tasers; weapons.

Is smoking / vaping allowed?No. Absolutely no smoking or vaping is allowed on any of our tours

What if I have a group that has more than 10 people?We can absolutely accommodate private groups; please contact us directly to set up a date and tour for your group.

Is this a rain or shine event?Yes. Our tours will commence in either rain or shine. Should severe weather threaten or be forecasted, we will contact you regarding cancellation and rainchecks.

Do you provide refunds ?Currently, we do not issue refunds. However, at our discretion and when possible, we will attempt to accommodate you and your party on a future tour. If the tour is canceled due to not meeting the mimimum "tickets sold" requirement, you will be given a refund or the option to reschedule on another tour.

Does my ticket purchase help support the village of Rugby?Yes. A portion of each ticket sold goes directly to Historic Rugby, Inc and to the preservation of the village and its buildings.

Are the buildings ADA compliant?The buildings that we will be accessing during the tour are original to the village of Rugby and are on the National Register of Historic Places. As such, they are not ADA compliant. Each guest on the tour accepts responsibility for his/her ability to navigate the tour terrain.
